Please read carefully before booking your stay.
A deposit of 25% of the total rental cost is required to secure your booking. The remaining balance is due 8 weeks prior to your arrival date. For bookings made within 8 weeks of arrival, full payment is required at the time of booking. We accept bank transfer or PayPal.
Cancellations made more than 8 weeks before arrival: deposit refunded minus a £100 administration fee. Cancellations made 4-8 weeks before arrival: 50% of total cost refunded. Cancellations made less than 4 weeks before arrival: no refund unless we are able to re-let the dates, in which case a pro-rata refund will be issued minus £100 admin fee. We strongly recommend travel insurance.
A refundable security deposit of £250 is required with the final balance. This is refunded within 14 days of departure provided there is no damage, loss, or excessive cleaning required. Normal wear and tear is expected and does not affect your deposit.
Standard check-in time is 4:00 PM EST. Standard check-out time is 10:00 AM EST. Early check-in and late check-out may be available by prior arrangement if the calendar permits — please ask when booking.
The maximum occupancy is 8 guests. Only guests named on the booking form may stay overnight. Parties, events, or commercial photography without prior written consent are strictly prohibited.
The pool is not fenced by default. A removable child safety fence is available on request at no charge. Children must be supervised at all times. The pool is heated to a comfortable temperature; during unusually cold weather, the pool heater may require additional time to reach target temperature.
Smoking is strictly prohibited inside the villa. Designated outdoor smoking areas are available on the pool deck. Please dispose of cigarette butts responsibly. No pets are permitted without prior written consent.
High-speed Wi-Fi, electricity, water, and pool heating are included in the rental price. Please use utilities responsibly. Excessive utility usage beyond normal residential levels may result in additional charges.
The owners and management company accept no liability for personal injury, loss, or damage to personal property during your stay. Guests are advised to obtain comprehensive travel insurance including cancellation, medical, and personal liability coverage.
These terms are governed by the laws of the State of Florida, USA. Any disputes will be subject to the exclusive jurisdiction of the courts of Osceola County, Florida.
